Esplanade Hotel

The project comprised a major refurbishment of both ground and upper levels of the hotel, including reconfiguration of internal spaces, structural upgrades, and new additions.

Key elements of the development included:

• Complete reconfiguration of kitchen, bar and dining areas
• Conversion and relocation of gaming and lounge spaces
• Installation of a new lift and additional stair systems
• Structural modifications for new openings, bifold windows and louvres
• Roof replacement and upgrades to existing building areas
• Internal refurbishment of accommodation and amenities

Architectural layouts show a highly complex arrangement of hospitality, back-of-house, and accommodation spaces, requiring significant structural coordination across multiple zones

This project presented significant structural and construction challenges:

• Integration of new structural elements into an aging building with limited documentation and unknown existing conditions
• Portions of the hotel remained operational, requiring staged construction and minimal disruption
• Removal and alteration of load-bearing elements to accommodate new layouts, including large open dining and bar areas
• Coordination with architectural, mechanical, and hydraulic services within constrained ceiling and floor zones
