Introduction

Incon was engaged to deliver civil and structural engineering design services for a marine industrial development at 8 Shipwright Road, Largs North, South Australia. The project comprised a two-storey office building and a heavy-duty warehouse facility designed to accommodate marine vessel construction and handling operations. The development required specialised engineering solutions to support significant operational loads while ensuring compliance with site-specific geotechnical conditions and coastal environmental constraints.

description

The project involved the design of a mixed-use marine facility including:

  • A two-storey office building (structural framing, precast walls, and footings)
  • A warehouse/workshop slab designed to support boat loads up to 120 tonnes
  • External concrete pavements and heavy-duty driveway suitable for marine transport loads
  • Stormwater drainage system, including coordination with council requirements for AHD levels
  • Ancillary structures, including sign frame steelwork and associated footings

The site was located within the Largs North Marina precinct and had previously undergone ground improvement works using engineered fill. Approximately 0.8 m of controlled fill was placed and tested to meet compaction requirements prior to development.



Challenge

  • The warehouse slab and pavements needed to accommodate extreme loading conditions from boats up to 120 tonnes, requiring careful slab design, joint detailing, and subgrade consideration.
  • The site comprised engineered fill placed during earlier marina development works. Although testing confirmed compliance with compaction standards, variability in fill and potential disturbance required careful engineering assessment.
  • Exposure conditions required durability considerations for concrete and structural elements, particularly for external pavements and slabs.



Solution

We delivered a practical and efficient design tailored to the project’s operational and site constraints:

  • Developed a reinforced slab-on-ground system capable of supporting concentrated and distributed loads from large marine vessels, with appropriate joint spacing and detailing.
  • Utilised the verified controlled fill conditions to optimise footing design while maintaining compliance with geotechnical recommendations.
  • Designed a cost-effective structural system incorporating precast wall elements and efficient framing solutions.
  • Coordinated with surveyors and council to establish appropriate finished floor levels (AHD) and drainage strategies aligned with site constraints.

The project resulted in a well-integrated marine facility design that:

  • Safely accommodates heavy vessel loads up to 120 tonnes
  • Utilises existing engineered fill effectively, reducing construction costs
  • Provides a durable solution suited to a coastal industrial environment
