Introduction

Incon was engaged to deliver stormwater drainage design and site engineering services for a proposed commercial shopping precinct located at 97–99 Glynville Drive, Hackham West, South Australia. The project required a compliant and efficient drainage solution to support development approval (Planning Authority submission) while ensuring long-term site performance.

description

The development comprises a single-storey commercial building accommodating multiple tenancies (Shop 01, Shop 02, and Shop 03), with associated parking and service areas. The layout includes retail spaces, staff amenities, and external vehicle access zones, requiring integrated drainage design across both building and site areas.

As shown in the floor plan, the development incorporates:

  • Multiple retail tenancies with shared services
  • Front car parking and circulation zones
  • Roof drainage systems connected to site stormwater infrastructure
  • Defined finished floor levels and external grading requirements

Incon’s scope included contour survey coordination, stormwater drainage design, and preparation of documentation for council submission.






Challenge

The project presented several key engineering challenges:

  • Greenfield site conditions, with limited existing infrastructure and no prior drainage framework
  • Planning approval requirements, necessitating a compliant stormwater design aligned with council expectations
  • Coordination between architectural layout and drainage design, particularly around parking areas and building interfaces
  • Uncertainty regarding detention and advanced modelling requirements (e.g., MUSIC/DRAINS), requiring early-stage risk management
  • Optimising site grading, ensuring effective surface runoff without compromising accessibility or building levels

Additionally, the commercial nature of the development required careful consideration of runoff volumes, peak flows, and long-term maintainability.
